Sunday was really frustrating, as far as the open house is concerned. Basically, at the end of it, our agent wanted us to spend a couple of grand having it professionally painted and caulked. The complaint most often heard was that the house looked a little dirty. HELLO! It was freshly painted right after we moved out. It's been empty for 4 months. Anyone who buys it is going to paint again ANYWAY! There's no way we can afford to drop that kind of cash into it. I'm willing to pay to have it professionally cleaned, if we need to, but she wants that done BEFORE the painting...um...no.
Today, she called Chris and told him that there was a possibility of an investor buying it. He offered 90K cash, but then her battery died on her phone so we don't know any details yet. We'd pretty much break even. Part of me just wants this to be over...the other part is disappointed because, aside from being really small, it's a nice house. All the appliances are 7 years old or newer, and the hot tub stays. But we can't go on like this indefinitely. Maybe this is what we need to do. Just walk away.

Your agent's cell phone died? Geez, make the agent pay the 90K for being incompetent.
I am so sorry. We had to walk away from our first house in 2003. When we moved from Kentucky to Alabama.
It sat empty for 4 months and with us being so far away, we could not do much. We had to walk away at the closing with - $ 4300 ( yup, we had to wite a check at the sale ). It was sick.
But, at least we were "done".
BTW, UK in the top 10 .. wow ... hopefully, they do not get embarrassed tomorrow night on national tv.
